Roof replacement cost in Perth: the short answer
For a typical single-storey Perth house, a full roof replacement in 2026 generally lands somewhere between $15,000 and $65,000, depending mostly on what is coming off, what is going on, the size and pitch of the roof, and access. Small repairs start from a few hundred dollars. These are planning figures only. Roofing Perth arranges free on-site inspections with independent local roofing contractors, and only a written quote after that visit gives you a real number.
2026 planning bands
These bands are a guide for a typical Perth home of around three or four bedrooms, single storey, with reasonable access. They are not quotes.
| Job | Typical 2026 range (AUD, as a guide) | What is usually included |
|---|---|---|
| Roof repairs | $400 – $5,000 | Leak tracing, replacing tiles or sheets, re-sealing flashings, ridge re-bedding and re-pointing on part or all of the roof |
| Metal-to-metal re-roof | $15,000 – $35,000 | Old sheets removed, battens checked, blanket, new Colorbond sheets, flashings and ridges |
| Tile-to-Colorbond re-roof | $20,000 – $45,000 | Tiles removed, battens changed to steel spacing, blanket, new sheets, eave and flashing changes |
| Re-tile in new tiles | $25,000 – $55,000 | Tiles stripped, re-battened, new sarking, new concrete or terracotta tiles, ridges and valleys |
| Asbestos roof removal and new steel roof | $25,000 – $65,000 | Licensed asbestos removal and disposal, then a new steel roof with blanket and flashings |
Commercial and strata roofs are priced individually after inspection because size, access and staging vary so much.
An on-site quote is needed for every job. A figure given over the phone without anyone seeing the roof is a guess.
What pushes the price up or down
Roof size and shape
Price follows roof area, not floor area. A steeper pitch, wide eaves or a second storey add area. Hip roofs with many hips, valleys and level changes take far longer than a simple gable or skillion.
What is coming off
Steel is quick to strip. Tiles are heavy and their bedding has to be cleared. Asbestos cement needs licensed removal and disposal, which adds a whole extra stage.
What is going on
Colorbond is usually the most economical full replacement. Coastal-grade steel, premium profiles, terracotta tiles and thicker blankets all add cost. Gutters, downpipes and fascia, if replaced at the same time, add again but save a second job later.
What is found underneath
Rotten or undersized battens, damaged rafters and old water damage are common once a roof is opened. A good quote includes an allowance or a rate for this, so you are not surprised.
Access and safety
Scaffold or edge protection is required for work at height under WorkSafe WA rules. Tight side access, steep blocks, two-storey walls and roofs over pools or neighbours' yards all add time and equipment.
Permits and extras
Your local government may require a building permit for some re-roofs, particularly where the material, roof shape or structure changes. Solar panels must be removed and refitted, usually by a solar installer. Skylights, whirlybirds and flues need new flashings.
Repairs versus replacement: the cost logic
A targeted repair on a sound roof is almost always the cheaper choice. It stops being cheaper when repairs keep recurring, when every visit breaks more tiles, or when steel is rusting through in many places. Our roof replacement vs repair guide helps you work out which side of that line your roof is on.
How to compare quotes fairly
Ask every contractor to quote the same scope, and check each quote for:
- strip-out and disposal, including asbestos if relevant;
- battens, sarking or blanket;
- material, profile, colour and steel grade or tile range named;
- ridges, valleys, flashings and penetrations;
- gutters and downpipes, if included;
- scaffold or edge protection;
- permit, if needed;
- what happens, and at what rate, if extra timber repairs are found;
- payment stages and how variations are agreed.
In Western Australia, the Home Building Contracts Act 1991 covers many residential building contracts, including rules on written contracts and deposits. Consumer Protection WA can explain what applies to your job. Our guide to choosing a roofing contractor covers the questions to ask, and the financing guide looks at ways owners pay for a new roof.
Ways to keep the cost down
- Get the roof inspected early. A repair caught in autumn is cheaper than water damage found in July.
- Book outside the winter rush. Contractors are busiest after the first big fronts.
- Bundle the work. Gutters, whirlybirds and solar refits cost less done with the roof than as separate visits.
- Choose steel where it suits. Lighter, faster and usually cheaper than re-tiling.
- Keep the roof form. Changing the shape turns a re-roof into a building project.

Questions people ask before they commit
Why do roofing quotes in Perth vary so much?
Quotes differ in scope more than in price. One may include new battens, a blanket, new gutters and scaffold, while another leaves them out or lists them as extras. Line the quotes up item by item before comparing totals, and ask each contractor what is excluded.
Is a steel roof cheaper than tiles?
For most Perth homes, a tile-to-Colorbond re-roof costs less than re-tiling in new tiles, mainly because steel is lighter and faster to install. Coastal grades, complex roofs with many hips and valleys, and extras like a thicker blanket narrow the gap.
Does asbestos add a lot to the cost?
Yes. Asbestos cement removal needs a WorkSafe WA licensed removalist, controlled removal, wrapping, transport and disposal at a licensed facility, and sometimes a clearance inspection. That work sits on top of the cost of the new roof.
Can I save money by replacing only part of the roof?
Sometimes. A rear section, a patio or a garage can be replaced separately, and repairs on a sound roof are far cheaper than replacement. Partial replacement on a roof that is failing everywhere usually costs more over time.
Are these prices fixed?
No. They are planning bands for typical Perth houses in 2026, to help you budget and sense-check quotes. Your price depends on your roof and is only confirmed by a written quote after an on-site inspection.
Do these prices include GST?
Treat the bands as GST-inclusive rough guides for a homeowner. Always check whether a written quote shows GST separately before comparing totals.
